Community Manager from Inframark
Ms. Brandy Wasserman is the Community
Manager assigned by Inframark to support Avalon HOA. In order to make it convenient for Avalon homeowners, Brandy
will be at Seven Meadows Clubhouse from 1.00 PM to 5.00 PM on Thursdays. She
can be reached at brandy.wasserman@inframark.com, and
on 346-205-2075.
If you have
previously registered on Seven Meadows website, your Avalon HOA membership is
added to the Seven Meadows registration, and you can toggle between the HOAs
with a single user id and password. If you have not yet registered, please
contact Inframark customer center who will help you
register on both Seven Meadows and Avalon. All contact details for Inframark are below:

Avalon HOA
has a new Treasurer
As all of you
know, Mr. Brian O’Kelly has been serving Avalon HOA as Treasurer in 2023 &
2024. He also was the Director of Lakes, Gates, and provided oversight for the IT work associated with Avalon’s website. Over the
years, he worked very hard to help Avalon HOA in many ways and contributed
significantly. In order to pursue the next phase of his retirement, he decided sell his house in Avalon and move to Hot Springs leaving a
big void for the HOA. Fortunately, Ms. Rebecca Lun has graciously volunteered
to help, and assume to role
of Treasurer.

hosted by Avalon's HOA Social Committee on November 6th from 7pm to 9pm at

Practices for Halloween Holiday
Halloween is a
very enjoyable Holiday for all ages. While kids have fun dressing up in scary
outfits, walking the neighborhood trick or treating, adults have equal
fun in helping them, and decorating the houses as they deem fit. Kids might be
in a very excited state and may be running from house
to house and crossing the streets without paying attention to the vehicles
moving around. So, please consider driving extra slowly and carefully in the
sub-division throughout the evening. Quite often communities like Avalon
attract kids and young adults from outside which creates a safety and security
risk for Avalon. So, please do not give out the gate codes to outsiders, and
coach your kids to do the same.
Seven
Meadows HOA Elections for the 3 open seats on the Board
As you are
aware, there are 3 open seats to be filled on Seven Meadows HOA Board through
elections. The Annual Meeting when the election results were planned to be
announced was postponed to November 21, 2024. The Absentee Ballots filled out
properly and cast by 5.00 PM on Oct 24th are fine and will be counted.
However, homeowners who may have responded yes to option 1 (which was
for quorum only) and cast their votes for candidates are not valid. These
homeowners will have to attend the Annual Meeting on Nov 21 to cast their
ballot correctly, which will override the incorrect Absentee ballot previously
cast.
If you have not
been able to cast the Absentee Ballot either electronically, or by sending it in e-mail, or dropping it at the Clubhouse, you can still
cast your vote by taking the correctly filled out ballot to the Annual Meeting,
validating your home ownership, and cast your vote. If you are unable to
attend, you can give your proxy to another homeowner, who can cast the vote on
your behalf. Please await a detailed email with full instructions from Seven
Meadows HOA in this regard. Avalon HOA strongly encourages you to take this
action to ensure Avalon’s representation (i.e., vote in favor of Mr. Atma Ram)
on Seven Meadows HOA Board

New process
for obtaining approvals for external repair/ improvement projects
With the
transition to Inframark, the process for submitting
ARC/EMR requests, and obtaining approvals has changed. Avalon HOA website
cannot accept any requests. You need to log into your Inframark
(Vantaca) account and initiate new
request - ARC request by paying $25 fee online or by check to Inframark. This fee is separate from the fee involved for
ARC request review/processing fee, which will be billed to your homeowner

Updates from
Avalon HOA Landscape Director
A serious viral
infection called Rose Rosette Disease has recently appeared in
Avalon and surrounding communities. Spread by a tiny, virtually
invisible mite, the disease is usually fatal without early detection and
aggressive intervention. Homeowners are asked to cooperate in HOA efforts to
stop the spread of the disease. Please inspect your roses for telltale signs of
the virus: abnormal new growth, often bright red in appearance before turning
gray or black, on extremely thorny canes (see attached picture). In its early
stages, the disease can be managed by removing the affected branches, pruning
well back to normal, healthy canes, disposing of all trimmings, and spraying
with neem oil to kill any lingering mites. Pruning shears should be disinfected
with a dilute bleach solution after each cut. Roses exhibiting extensive damage
should be removed altogether. RRD is more prevalent in weakened or stressed
plants, so keep your roses well-watered and regularly treated with fungicide or
horticultural oil.
The Avalon HOA
would like to thank the many homeowners who have heeded our courtesy tree
trimming notification. Several of our most overgrown streets are markedly
better. For those homeowners who have yet to act, please be advised that
violation letters will be going out in November. Avalon deed restrictions call
for all trees to be trimmed to maintain a 14-ft clearance above streets and an
8-ft clearance above sidewalks. Regular trimming of our street trees will
protect pedestrians from injury and ensure safe passage of emergency response
vehicles. Small trees should be raised incrementally to avoid the necessity of
overly aggressive and damaging tree trimming in years to come. We ask that each
homeowner does his or her part to maintain a premier community for all Avalon
residents.
Key
Homeowner responsibilities (some Dos & Don’ts’s)
All Avalon
homeowners are key stakeholders and partners of Avalon HOA. All of you have a
value-added role to play to keep Avalon a premier community in Katy area and
sustain the high home values. To this end, each of you have responsibilities in
helping the HOA with the following:

Volunteer to help the HOA & HOA committees. Your contributions help and
enhance the whole sub-division in a number of ways
·
Ensure that your contact information is up-to-date at
all times on Avalon website and with Inframark. If
not, you will not receive important HOA communications.
·
Vehicle registration and EZ tag registration is a self-service facility
through Avalon website. Do not contact Inframark for
any changes
·
Report Street Light issues to Center Point (on Tel #
713-207-2222) to www.centerpointenergy.com/outage .
When you report, please have the white, stenciled 6-digit Pole number from the
pole with you to report.
·
Do not undertake any projects (construction or otherwise) without filling out
the ARC request and obtaining the necessary approvals.
·
Adhere to the speed limits within the community. No speeding within he gates
·
Regular maintenance of front & back yards to ensure that the sub-division
continues to be a premier community in Katy area, and
sustain high home values
·
Do not throw any yard debris or trash into the Lakes or Storm Drain system
·
Do not use sprinklers from 6.00 - 8.30 AM, and 5.00 - 9.00 PM so that the
sidewalks do not get wet and create a safety hazard to
the walkers & joggers
·
Do not block the sidewalks with your vehicles
·
Trim the street trees regularly. Avalon covenants require a clearance of 8 feet
above sidewalks and 14 feet above the roadbeds
·
Maintain your bulkheads, and fill all the holes to ensure that the dirst behind the bulkheads is not eroded
·
Report any unusual activity to the local police, and Inframark
·
Discourage, and caution non residents
from fishing in Avalon Lakes
·
Help your neighbors, especially non-native English speakers to become aware of
Avalon HOA policies and processes
·
No parking of any vehicles within 200 ft of all the gates, on entry & exit
sides
·
Use the Trash & Re-cycle bins. Do not put your trash in bags on the
sidewalk, remove the bins after they are picked up, and store them so that they
are not visible from the street.
