Keeping Your Property Premier
A premier neighborhood means neighbors constantly do their part to support good property values and safety. Be a good neighbor by doing your part to keep our neighborhood premier by following these rules.
GARBAGE/TRASH/TRASH BINS
No garbage cans, grass clippings or any trash should be visible except when they are placed at curbside on the morning of the scheduled trash day. [CCRs 8.10] Trash and recycling material is normally picked up on Monday. Heavy trash day is Thursday (no recycling). These days may vary for holidays. If you have questions about if or when your trash will be picked up, contact Best Trash. Bins must be put away at the end of trash day. Remember, garbage and recycling containers, lawn bags, or debris of any kind must be stored on non-trash days such that they are not visible from any street, common area – including lakes – or any adjacent lot.
LANDSCAPE MAINTENANCE
No unkempt landscaping. This includes, but is not limited to, uncut grass, weeds, dead plants, dead grass, and untrimmed hedges. The ACG, VII, B, 5 states that “Dead or damaged plant material shall be removed within ten calendar days of notification.” The Board has decided to allow homeowners 30 days to either replace dead plants or trim them back.
PETS
Dogs must be on a leash when they are outside their owner’s fenced-in yard. Owners are expected to clean up after their own dogs. Doggie waste stations are located throughout Avalon for convenience. Pets are not allowed in outdoor recreation areas. [CCRs 8.12]
PARKING
Cars are generally parked in garages, not stored in a driveway. Cars are not allowed to be parked on the street overnight in order to keep the streets clear for emergency vehicles. No cars are allowed to be parked in the main circle (Avalon Bay Lane) at any time. It is a fire lane. [CCRs 8.4]
SIDEWALK/DRIVEWAY STAINS OR SLIME
A homeowner must not allow so much water in the street (from pool drainage, irrigation, etc.) as to cause stains and/or slime to build up on the street, sidewalk or driveway. Since water runs downhill, the stain/slime issue may not actually be in front of the offending homeowner’s house, but down the street. If excessive pool drainage, irrigation, etc. leads to such problems the homeowner responsible has 10 days to effect repairs.
BOATS
Boats must be maintained in good clean condition and must remain fully afloat at all time. Canoes, paddleboats and rowboats must not be left in water after use. Boats may be stored on docks or boat landing pads. No storage of boats on land is allowed, unless stored out of public view from streets, water or golf view. [ACG,VI,L,b]
BOAT and VEHICLE STORAGE
No boats, commercial vehicles, commercial type vehicles (even if used for personal, non-business purposes), trailers, recreational vehicles or other motor vehicles, except four-wheel passenger automobiles and non-commercial trucks or vans, as determined by the Board, shall be placed, parked or stored upon any Lot (except in the garage) or in the Avalon Common Area for a period of more than eight hours unless such vehicle is necessary in the actual construction or repair of a structure or for ground maintenance.
